Access the Deal lets you share property photos with watermarks, access control, and expiring URLs. No more unprotected Google Drive links. Here's the workflow:
- Create a folder for your property in the Properties tab.
- Upload photos, videos, and documents. Thumbnails generate automatically.
- Add property details โ beds, baths, sqft, ARV, ask price, comps. These display on the buyer-facing viewer.
- Configure watermarks if desired โ text or logo, with adjustable opacity and style.
- Generate a share link โ choose public, password-protected, or buyer list verification.
- Send the link to your buyers. Track who views it in the Access Log.
Step-by-Step Walkthrough
- Click + New Property in the Properties tab. Give it a name (usually the property address).
- Click into the folder. Drag and drop your photos or click Upload Photos. Upload as many as you need โ photos, videos, PDFs, and Word docs are all supported.
- Expand Property Details & Comps. Fill in what you have โ ask price, ARV, beds/baths/sqft. Buyers see this info when they open your link.
- If you want watermarks, set your text or logo in the Watermark Settings panel and click Apply Watermarks. Wait for the processing to finish.
- Scroll to Generate Share Link. For your first link, try Public โ anyone with the URL can view.
- Click Generate Share Link, then Copy the URL.
- Open the link in a new tab to preview exactly what your buyers will see.
- Send the link to your buyers via text, email, InvestorLift, or wherever you normally dispo.
Every property gets its own folder. Each folder is completely independent โ its own photos, watermark settings, property details, share links, and stats.
Creating Folders
Click + New Property in the Properties tab. Name it (we recommend using the property address) and optionally assign it to a group.
Property Groups
Groups let you organize folders visually. Click + New Group to create one (e.g., "Phoenix Metro," "Tucson Deals"). You can move folders between groups at any time using the dropdown on each folder card.
Deleting Folders
Click the โ on any folder card and confirm. This permanently removes the folder, all photos, watermarked copies, thumbnails, and associated links. This cannot be undone.
Click into a folder and either drag files onto the upload area or click Upload Photos.
Supported Formats
- โ Images: JPG, PNG, WebP, HEIC, GIF
- โ Videos: MP4, MOV, AVI, WebM โ play inline on the viewer page
- โ Documents: PDF, DOCX โ viewable and downloadable through the viewer
What Happens After Upload
Thumbnails are generated automatically server-side. For videos, a frame is extracted at the 1-second mark and used as the thumbnail with a play button overlay. All originals are stored securely and never directly exposed to the internet.
Reordering Photos
Drag and drop photos within a folder to rearrange them. The order is saved and used in the next share link you create.
Deleting Photos
Hover over a photo and click the โ button. This permanently deletes the original, thumbnail, and any watermarked version. Already-created share links are not affected โ they use a frozen snapshot.
Inside any folder, expand Property Details & Comps to add deal information. Everything you enter here displays on the buyer-facing viewer page when someone opens your share link.
Available Fields

Click Save Details after making changes. These details are included in every share link you generate going forward.
Add up to 3 comps per property. Each comp displays as a card on the buyer-facing viewer page, giving buyers confidence in the deal numbers.
Comp Fields
Each comp supports: Address, Beds, Baths, Sqft, Year Built, DOM (Days on Market), Sold Price, Sold Date, and an optional Link (e.g., to a Zillow listing). If you include a link, the comp address becomes clickable on the viewer page.
Assign a disposition representative to any property. Their name and phone number display as a contact card on the buyer-facing viewer page, so buyers know exactly who to call.
Setting Up Dispo Reps
- Go to Settings tab โ Dispo Reps section.
- Add reps with their name and phone number.
- Go to any folder โ Property Details โ select a rep from the dropdown.
The assigned rep's contact info appears at the bottom of the viewer page with a tap-to-call phone link on mobile.
Watermarks are baked into your photos server-side โ they cannot be stripped, cropped, or removed by viewers. Each folder has its own independent watermark settings.
How to Apply
- Open a folder and expand Watermark Settings.
- Choose Text or Logo type.
- Configure your settings (text content, opacity, style, color, size).
- Click Apply Watermarks. Processing takes a few seconds per photo.
- Watermarked copies are stored separately from originals โ your originals are never modified.
Removing Watermarks
Click Remove Watermarks to clear watermarked copies from the folder. This does not affect already-created share links โ those use the snapshot from when the link was generated.
Three Layout Styles
Repeating pattern across the entire photo. Hardest to crop out. Best for maximum protection.
Text runs diagonally across the center. Professional look with good coverage.
Single placement in the center. Clean look, moderate protection.
Adjustable Settings
- โ Opacity: 5% to 80% โ lower is subtle, higher is bold
- โ Color: any color via color picker
- โ Size: adjustable font/logo size
- โ Spacing: controls density for tiled style
All settings are saved per folder. You can use different watermark configurations for different properties.
- โ Use tiled style for maximum protection โ it's nearly impossible to crop out
- โ Keep opacity between 15-30% โ visible enough to deter theft, subtle enough that buyers can evaluate the property
- โ Include your company name or phone number as the watermark text โ if photos get shared, they advertise you
- โ Apply watermarks before generating links โ the link captures the current state including watermarks
- โ Use different watermarks for different audiences โ lighter for trusted buyers, heavier for public links
Every share link uses one of three security modes. Choose based on who you're sharing with and how much control you need.
Anyone with the URL can view. No verification needed. Best for broad marketing โ InvestorLift, social media, blast emails.
Requires a password you set. Good for small group sharing where you want basic gatekeeping.
Only pre-approved emails can view. Most secure. Best for your internal buyer list โ you know exactly who sees the deal.
Select Public Link when generating a share link. Anyone who has the URL can view your property photos, details, and comps with no verification step. The viewer page loads directly into the photo gallery.
When to Use
Public links work best for broad marketing โ posting on InvestorLift, sharing in Facebook groups, or including in blast emails where you want maximum reach. Pair with watermarks so your photos are protected even if they get screenshot and shared.
What Buyers See
The photo gallery, property details, comps, and dispo rep contact (if assigned). Access is logged as "Anonymous" in your access log since no email is collected.
Select Password Protected and enter a password. Buyers must type the correct password before they can view photos. The password is visible in your dashboard for easy reference.
When to Use
Good for sharing with a small group where you want basic access control but don't need per-email tracking. Common use: sharing a password in a group text or Slack channel alongside the link.
What Buyers See
A branded password entry screen. After entering the correct password, they see the full gallery. Access is logged as "Password User" since no email is collected.
Select Buyer List and choose which list to verify against. Only emails that exist in your selected buyer list can view the property. Everyone else is denied and shown a request access form.
When to Use
This is your most secure and most informative link type. Use it for your internal buyer list where you want to know exactly who viewed the deal and who didn't. With lists of 2,500+ buyers, the access log becomes a powerful deal-temperature gauge โ you can see exactly how many verified buyers opened the link.
What Buyers See
A branded email entry screen. If their email is on the approved list, they're verified and see the gallery. If not, they're denied and shown a form to request access (name, email, phone, reason). You can approve requests directly from your dashboard.
Link Stats for Buyer List Links
Buyer list links show the richest analytics on your saved link cards: verified count, denied count, total views, and when the link was last accessed. This tells you at a glance how your list is engaging with the deal.
Toggle Expiration on when generating a link and pick a date. After that date, anyone who visits the link sees a branded "This link has expired" message instead of photos.
When to Use
Set expiration when you want to create urgency or when a deal has a hard deadline. Common pattern: set expiration to match your COE date. After closing, the link automatically stops working.
This is one of the most important concepts in the platform.
When you click Generate Share Link, the system takes a snapshot โ a frozen copy of your current photos and watermarks at that exact moment. The link always serves that snapshot, regardless of what you change in the folder afterward.
What This Means
- โ Adding new photos to the folder does not update existing links
- โ Removing photos from the folder does not remove them from existing links
- โ Changing watermarks does not update existing links
- โ Each link is completely independent of every other link
Updating a Link
There's no way to "edit" an existing link. If you need to share updated photos or different watermark settings, generate a new link. You can delete the old one if you want to prevent further access to the outdated version.
Your buyer management is hierarchical: Groups contain Lists, and lists contain emails.
Structure Example
- Group: Phoenix Metro
- Lists inside: Maricopa Cash Buyers, Pinal Investors, Mesa Flippers
- Emails inside each list: individual buyer emails
Managing Buyers
Go to the Buyers tab. Create a group first, then add lists within it. Click a list to view and manage its emails. You can add individual buyers (name, email, phone) or import in bulk via CSV.
Using Lists with Share Links
When generating a Buyer List link, you choose which specific list (or "All Buyers") to verify against. The saved link card shows which list it's tied to for easy reference.
In the Buyers tab, click Upload CSV. The file should contain one email per line. No headers needed. Duplicates are automatically filtered out.
When someone tries to view a Buyer List link but their email isn't on the list, they're shown a request access form. They submit their name, email, and phone number โ that's it, no unnecessary fields.
Reviewing Requests
Check the Requests tab in your dashboard. Each request shows the buyer's name, email, phone, which property they tried to view, and which buyer list the link was tied to. Click Approve to automatically add them to the correct buyer list with all their contact info carried over โ no manual data entry needed.
Duplicate Handling
If you approve a buyer who already exists in the target list, their existing record is updated with any new contact info rather than creating a duplicate. If they submitted a different phone number, both numbers are kept on their profile.
The Access Log tab shows a full history of every access event across all your links. Each entry shows who accessed, which property, their verification status, device type, and timestamp.
Entry Types

Buyer Enrichment
If a viewer's email matches someone in your buyer lists, the log entry automatically shows their name, phone number, and which list they belong to โ so you see the person, not just an email address.
Search & Filtering
Use the search box to find entries by email or name. Use the property dropdown to filter by a specific deal. Results filter instantly as you type.
Every saved link card shows real-time stats directly beneath the link URL. Different link types show different information based on what's most relevant.
What Each Link Type Shows
Total views, mobile/desktop split, last viewed time. Tells you reach and device usage.
Total views and last viewed time. Simple audit of who used the password.
Verified count, denied count, total views, last viewed. Your deal temperature at a glance.
Folder Summary
When a folder has multiple links with activity, a summary bar appears at the top of the Saved Links section showing total views, verified buyers, and active link count across all links for that deal.
Security is built into every layer of the platform, not bolted on as an afterthought.

When a buyer opens your share link, photos are not served directly from storage. Instead, the server generates a cryptographically signed URL for each photo that expires after 1 hour. This means:
- โ No photo is ever permanently exposed to the internet
- โ If someone saves a photo URL, it stops working after 60 minutes
- โ Thumbnails are signed at page load, full-size images only when clicked (2-phase signing for faster load times)
The buyer-facing viewer page has a zero-trust architecture:
- โ No Firebase SDK loaded โ eliminates an entire class of client-side attacks
- โ All data fetched via Cloud Functions โ server validates every request
- โ Right-click disabled on images โ deters casual downloading
- โ Drag-and-drop disabled on images โ prevents drag-to-desktop saving
- โ Password verification server-side โ passwords are never exposed in client code
- โ Buyer email verification server-side โ list membership checked on the server, not the client

Storage
A visual bar shows your current storage usage. Photos, videos, documents, thumbnails, and watermarked copies all count toward your storage limit.
Access the Deal is fully GDPR compliant with two one-click actions available in Settings:
- โ Export My Data โ downloads a JSON file containing all your account data, folders, photos, buyer lists, links, and access logs
- โ Delete My Account โ immediately and permanently wipes all data from Firestore, Storage, and Authentication. This cannot be undone.
Your data is stored on Google Cloud infrastructure (Firebase). No third-party analytics or tracking services are used. Access logs are only visible to the account owner.
